River Fly-In Condos to Open in Merritt Island

March 7, 2025 – The official ribbon-cutting ceremony for River Fly-In Condominiums is scheduled for this weekend. The event will mark the culmination of a years-long journey that took the developer from dream to completion. Dr. Wasim Niazi, the developer behind the project, is a lifelong lover of flying and helicopter pilot who envisioned the luxury condominium as a way to allow others like himself direct access to their airplanes.

“So you have a high-rise with a beautiful views of nature and the ability to walk to your hangar and fly out of here or just do maintenance on your airplane,” the Rockledge-based neurologist said.

For a person looking for a very specific lifestyle, this new offering will certainly be in the sweet spot. Flying enthusiasts can live on the water, while being directly adjacent to the Merritt Island Airport where they can also rent a hanger to keep their aircraft ready to take off virtually at will.

Located near Cone Road and Kemp Road, the condominiums offer plenty of amenities for potential residents. As part of the condominiums, there are currently 64 airplane hangars and 20 boat slips being built for residents. Also in the making is a waterfront restaurant that will be open to public and part of the larger development.

Other amenities will include a clubhouse, soccer field and nature trail on 30 acres of land in a relatively secluded area of central Merritt Island tucked between the airport and the Banana River Lagoon.
